CONGRATULATIONS! You have made the (often tricky!) decision to purchase property in the Palm Beaches.

You're excited, collecting ideas for either renovations or interior decorations, and discussing grand plans with your friends and family; but have you considered the next step?

There are a lot of things to consider and most buyers will have fully planned these before going 'shopping' for the perfect home, such as saving the deposit or gathering equity and discussing your financial position with your accountant or lender.

Whether your search takes a month or a year, it is important to take the time to do your due diligence to avoid "buyer's remorse."

From spending time in the area you're planning to purchase, to discussing sale prices or suburb statistics with your agent. Research also includes Saturdays spent perusing the Open Home schedules.

This is probably the most vital and underestimated aspect of your purchase. At Perfect Properties of The Palm Beaches, we are here to offer a professional service to both sellers and buyers and our ultimate goal is the same as yours - to come to a fair agreement on price and conditions and move towards a smooth exchange of contracts. We can help in your search but unfortunately you need to make the first step of us. From that first conversation with Perfect Properties of The Palm Beaches if we don't have listed a property that suits your requirements, we will find that perfect property for you. If you are desperately seeking a certain home, we can canvass listings to see if any of those home owners would consider selling. We also provide handy information that will keep you well informed when it comes to sale prices and how the current market is performing. Remember - we're here to help.

Settlement day

Whether it's an investment property or your first home, settlement day is an exciting time. However if you forgot to connect the electricity you or your tenant can end up being left in the darkā€¦ literally! Vital things to remember before settlement day comes around include: changing addresses on regular mail and with all government bodies (think driver's licence, Medicare, Centrelink, magazine subscriptions, telecommunications provider and energy provider). Ring your energy provider to connect and place the property's address on your account, check telephone and internet connections, organise disconnections at your previous address, redirect your mail, confirm settlement date, time and when you can pick the keys, plan your moving day. If you have pets, consider changing their address for registration with the local agency.

By considering these tips you'll avoid cold feet on the day of signing contracts for what should be one of your happiest moments. Good luck..
